CAMPSITE FACILITY & PROGRAM DEVELOPMENT
Developing a campsite is a complex project and decisions made in the early stages of the project can affect its long term viability. The problem is that it is very hard to determine which type of campsite design will have the most camper nights. Every campground is different. Because there is no such thing as a typical campsite, the feasibility study is an important first step in any decision on building a campsite. One must identify the specific market mix for your project before making any decision to develop a camp. If you don't identify the market before you start, you can easily leave a couple thousands of pesos a year on the table.
What type of camp facility will be the most profitable in your area? Will the best market be for large sites for the big groups or would it be more profitable to concentrate on the camper who shows up with a tent? Will the customers at your area where be there for one day, two-three days, or a week or all summer time camps? Will your customers primarily consist of an older couple or families with several children? Are you located in a place where there is a great demand for family reunions, schools for student camping? If so, do you need to develop a large group camping area? What amenities do the other sites in your area offer and even more important, what amenities do they not offer that the market wants?
These are just some of the questions that need to be answered before you can determine the feasibility of building a campsite. Once these questions have been answered, the 6 million dollar question is how many campers will stay at your site and for how long? In other words how many camper nights can I expect each year for the next five years?
